What is encapsulation?

Crawl space encapsulation is the complete system that converts an open, vented dirt crawl space into a sealed, humidity-controlled space. The system has four parts that work together: a reinforced vapor barrier sealing the floor and walls, mechanical drainage if water is an issue, a commercial dehumidifier sized for the volume, and sealed foundation vents. Done correctly, the encapsulated crawl space stays below 60 percent relative humidity year-round.

Our process

  1. Inspection and quote. A licensed contractor enters your crawl space, photographs current conditions, measures square footage, depth, and humidity, identifies any mold or water issues, then writes a flat-rate quote. Free, no obligation.
  2. Cleanout and prep. Old insulation, debris, and any failed previous vapor barrier are removed. Standing water is pumped out. Existing mold on joists and subfloor is treated by a certified team.
  3. Vapor barrier installation. A reinforced polyethylene vapor barrier (typically 12 to 20 mil) is installed across the entire crawl space floor and run up the foundation walls. Every seam is taped, every penetration sealed, every wall corner mechanically fastened.
  4. Drainage if needed. If the crawl space takes water periodically, a sealed sump basin and pump are installed before the vapor barrier seals over the area. Battery backup ensures the pump runs during power loss.
  5. Foundation vent sealing. Existing foundation vents are sealed shut with insulated covers. The crawl space is no longer connected to outside air.
  6. Dehumidifier installation. A commercial-grade dehumidifier sized for the crawl space volume is installed with automatic drainage to the sump or exterior. The unit runs on a humidity sensor, not a timer.
  7. Verification. After 24 to 72 hours, the contractor returns to verify humidity has dropped below 60 percent, all seams are intact, and the dehumidifier is running on a normal duty cycle. You sign off only when conditions are confirmed.

What is the difference between a vapor barrier and full encapsulation? +
A vapor barrier is just one piece of an encapsulation system. A loose plastic sheet thrown over the dirt slows ground moisture but does nothing about the humid air entering through vents. Full encapsulation seals the floor, walls, and vents AND adds a dehumidifier to control the humidity that remains. The vapor barrier alone is a 1970s solution; encapsulation is the modern complete answer.
Do I need to remove all the old insulation under my floor? +
Almost always yes. Old fiberglass batt insulation between floor joists in a vented crawl space is wet, moldy, sagging, and a refuge for pests. In a properly encapsulated crawl space, the insulation belongs on the foundation walls (closed-cell foam board) rather than under the floor.
Will encapsulation make my floors warmer in winter? +
Yes, noticeably. The cold floor problem in older Tennessee homes is mostly about cold humid air constantly bathing the subfloor from below. Once the crawl space is sealed and humidity is controlled, the floor surface temperature rises 3 to 8 degrees in winter, and HVAC efficiency improves at the same time.
Can I do crawl space encapsulation myself? +
You can install a basic vapor barrier yourself. You cannot match a professional encapsulation. The difference is in seam sealing, wall attachment, dehumidifier sizing and drainage, vent sealing, and the verification step. Most DIY encapsulations underperform on humidity within 6 months and require professional rework.
