What is mold remediation?

Crawl space mold remediation is the safe removal and treatment of mold colonies on wood framing, subfloor, insulation, and any other surface in a contaminated crawl space. The work must be done by trained technicians using PPE, containment, and antimicrobial treatments approved for the environment. We always pair remediation with encapsulation because untreated humidity will regrow mold within months.

Why you need it

  • Active mold colonies release spores that circulate through the home via the stack effect
  • Untreated mold weakens wood framing over time, especially at the subfloor and band joist
  • Required by most real estate transactions when an inspector flags crawl space mold
  • Mold-driven respiratory symptoms (allergies, asthma flares) reduce or disappear after remediation

Our process

  1. Assessment. Identify mold species and extent. Determine if remediation can proceed or if industrial hygienist testing is needed first.
  2. Containment. Seal the crawl space access. Set up negative-pressure exhaust to prevent spore spread.
  3. Mechanical removal. Remove all mold-affected insulation, vapor barriers, and debris. Bag and remove from site.
  4. Surface treatment. Apply EPA-registered antimicrobial to all affected surfaces. HEPA-vacuum joists and subfloor.
  5. Sealing. Apply a mold-resistant encapsulating sealer to permanently affected wood surfaces.
  6. Pair with encapsulation. Begin the encapsulation install immediately so humidity is controlled before mold can return.

Cost range

$1,500 – $4,500

Standalone remediation cost. Most projects combine remediation with encapsulation for a combined project of $7,500 to $14,000.

Mold Remediation questions, answered

Will mold come back after remediation? +
Yes, if humidity is not controlled. The reason almost every mold remediation project should be paired with full encapsulation is that mold grows back in any environment above 60% relative humidity. Remediation alone solves a symptom; encapsulation removes the cause.
Is crawl space mold dangerous? +
Mold in the crawl space affects indoor air quality of the home above. Health effects range from mild (sinus irritation, allergies) to significant (asthma, respiratory infections) depending on species and exposure. The risk is real enough to warrant prompt remediation.
