What is vapor barrier?

A vapor barrier is the reinforced plastic membrane that seals the crawl space floor and walls against ground moisture. In a complete encapsulation system, the vapor barrier is the foundational layer that every other component depends on. We install Class A reinforced polyethylene, typically 12 to 20 mil, with taped seams and mechanical wall attachment.

Our process

  1. Site prep. Remove debris, old failed barriers, and any standing water. Smooth out the floor where possible.
  2. Floor coverage. Roll out reinforced polyethylene across the entire floor, overlapping seams by 12 inches minimum.
  3. Wall extension. Run the barrier up the foundation walls to within 3 inches of the top sill plate (per code).
  4. Seam sealing. Tape every seam with commercial seam tape designed for crawl space environments.
  5. Wall attachment. Mechanically fasten the wall portion to masonry with termination strips and concrete anchors.
  6. Penetration sealing. Seal every plumbing penetration, support post, and vent opening with butyl tape or polyurethane sealant.
